Town Centre House is a mixed-use office and restaurant building of 10,500ft2 in Harrogate Town Centre. It compromises of two popular restaurants and three office tenants. We manage the health and safety compliance of the premises including fire risk assessments and statutory testing, property maintenance and upkeep, emergency call outs and cleaning. APM collect the rental income on behalf of the owners. We collect and manage the service charge contributions against the budget set at the start of the financial year, ensuring the tenants are getting best value for money and quality of service. APM organise the buildings insurance alongside our trusted partner brokers. APM negotiate new lettings on behalf of the landlord as well as conducting rent reviews in line with the tenant contracts.

Absolutely. We will put together a service charge budget, ensure all units are ready and compliant for leasing to new tenants, and manage the leasing of empty units, as part of our commercial building management offering.
We will coordinate and manage all of the services outlined in the management agreement. Our team will do some of these services and some will be outsourced to trusted partners.
Yes, although how long it will take will depend on your current managing contract, its duration, and length of notice period. Artium Property Management will conduct a no obligation appraisal of your management agreement, available contracts and records and the property itself in, order to put forward a commercial block management proposal for your consideration.
Our aim is to offer a competitive management fee whilst fulfilling all of our obligations and offering excellent customer service. We will review the current service charge budget and make efficiencies where we can. This would include the management fee and if we can offer our great service and fulfil all of our contractual duties for a reduced management fee then we will.
This depends on the terms of your lease with your tenants. If the lease allows you to collect money towards a reserve fund, then we can assist with putting together a planned maintenance plan, which will inform the amount to be demanded from tenants to put towards the reserve fund. This will be held in trust and used for one off works.
We are members of the RICS Client Money Protection Scheme and therefore all our client money for landlords, leaseholder’s service charge or sinking fund is held in a secured bank account.
Our obligation is to collect the rent and service charge, but our commercial building management team will always speak to tenants if they cannot pay, and liaise with the landlord to see if we can come to an arrangement that suits all parties. If agreement cannot be reached, then we will follow our debt protocol to seek to reclaim the monies owed.
As one of the leading commercial building management companies, we’ll make regular site visits to check the condition of your site, and liaise with all stakeholders. We will also attend the site as required in the case of any emergency or urgent incident. Not only that, but we will audit the site to ensure that all statutory tests and maintenance are up to date.
